A resident in Shellharbour encountered a troubling and worsening issue with water ingress. Rainwater from two neighbouring properties, positioned at a higher elevation, started to flow into the garden and seep beneath the foundation of the house. What Methods Can You Use to Determine the Source of Water Ingress?
The issue originated from both surface runoff and subsurface water flowing downhill from the rear and side gardens of neighbouring properties. In the absence of an effective drainage system to intercept this water, it was forced to flow beneath the home.
Developing an Effective Drainage Solution
CS Plumbing designed and installed a gravity-fed French drain system specifically aimed at capturing and redirecting water before it could infiltrate the foundation of the home.
The project comprised several key components:
- A French drain system expertly crafted to collect both surface and subsurface water from adjacent properties, directing it via gravity to a concrete pit.
- A 100mm PVC pipe that runs from the pit to the curb, featuring strategically drilled holes in the curb to facilitate efficient drainage.
- Three new, larger-diameter Colorbond metal downpipes that replaced the original smaller pipes, linked to new 100mm PVC piping extending to the curb.
- A retaining wall system built along the boundary, employing concrete sleepers and galvanised steel posts, with auger holes drilled using an excavator to create a robust barrier that holds back the neighbouring yard.
- Effective soil removal on-site, aided by a dumper for efficient site management.
What Effective Measures Can You Implement for Water Management?
The newly installed drainage system now efficiently captures both surface and subsurface water at the property boundary, ensuring that it is diverted away from the home. This solution offers the homeowner a reliable, low-maintenance option that protects their foundation, flooring, and the investment made in renovations.
